Understand in certain areas, the declining value is a minimum of 2% a month. If you are not current with the declining values and dropping your price consistantly, being lower than the other listings, your chances to sell are less likely. Sales comps have a lot to do with helping you know what is happening currently, in your area. You need to monitor the activity and drop the price to where it is attractive to buyers, regardless of the "great aspects" of the home. Unfortunately, many times we put more into the home than we want to end up with, but the question is, did it sell? If you need to sell, do what you can. If you want to sell, you may want to rethink unless you have a lot of equity or are in a short sale position. I understand the market is different in Desert Hot Springs than it is in Moreno Valley where I am, but across the board, we follow the same rules of pricing.... more
