I just had an agent who would not return the report, which has hurt my client since she's had to have 2 more run after that. There is no "pre-approved" section 8 building list. Some buildings have had multiple inspections and are known to either comply or not with certain criteria, but the individual units still have to pass an inspection.
In Chicago, since source of income is a protected class, almost all rental are in theory potential Section 8 rentals. In the outlying suburbs, it is a choice the owner can make prior to going onto the market.

It's Fico, not FICA. Also, it is against Fair Housing Laws to use the income source such as Section 8 to disqualify him or her.

In addition to that, we will give you $500.00 toward your Security Deposit or you may use the money for furniture.
The catch you ask?
Attend a 45 minute orientation about our program and Fair Housing. After that you will assigned a Mobility Counselor to assist you with your search. We handle all of the paper work and inspections form beginning to end. We stay in contact with you and the landlord to ensure everyone is happy.
We assist with searching for units all over the city of Chicago. We focus on the neighborhoods of your choice. We do not try to steer you into neighborhoods that do not suit you. We understand that HCV stands for Housing Choice Voucher! It's your choice!
The program is very new. We've been tasked with giving away $200,000 in increments of $500.00. One grant per household.
We work with Real Estate Agents, Private Landlords and Property Managers all over the City of Chicago.

It is my understanding that a gurantee means that you have someone equal to a co-signer. This person basically vouches for you as a tenant and may be required if the prospective tenant has weak credentials. You also want to know what the terms and required credentials are for the guarantor in the lease.

I would really advise against using your personal address. There are many reason -but this is not the time or place. However, there has to be someplace for the tenants to send the checks. It however, does not have to be your personal address.
So, what can you do? You can avoid the address thing --if you pick up your rents in person. I would also advise against that. You can have the tenants send their checks to a p.o. box, or an rented box like the ones they have at the UPS stores.
You can also have them send the check to your lawyers office, another business address, a rented business center or directly to your bank. By golly you can also have them send their checks to your local Realtor. It does not and should not have to be your personal addy.... more
