Working with builders can give a buyer the ability to customize the home. I would recommend having a Realtor accompany you through the process and also have the agent assist you in the design center. The Builder has a variety of "levels" that they use on materials and decorative finishes. You may negotiate your preferences with the builder. Have the Realtor ask for builder incentives on upgrades in the home. Most builders have wiggle room with the design features of the home.
Earnest money is a negotiated amount that needs to be agreed upon by both the buyer and the seller. Customarily it's 1% of the contract sales price. Belterra is a beautiful community with great schools and amenities. There is still a lot of new construction in the neighborhood which makes selling a home a little bit more difficult since it gives buyers the option to buy a brand new home. The tax rate in Dripping Springs is close to 3% which is higher that the tax rate in southwest Austin. Your best bet would be to enlist the help of a Realtor that specializes in that area and understands condos. Be leery of buildings that have been recently converted to condos as they may not have sufficient reserve funds to meet the deferred maintenance. Foundation problems can become very complex. I would contact the condominium HOA and advise them of the concern. I have worked with several properties that had foundation issues. The foundation is just part of the concern. Finding the underlying cause for the shifting is vital. Some foundation problems are the cause of expansive soils, plumbing leaks and at times poorly drained areas. Foundation problems are manageable and may be resolved, but they may be extremely costly. Wadzo, I feel like that would depend a lot on several factors. First of all, how large is the property? How well insulated are the walls, doors, and especially windows? What kind of ceiling insulation do you have? Also, is it a whole house or is it just a basement apartment? Any/all of these could contribute to a higher cost.
