There are currently 7 homes in Bensalem for sale under $150,000. Five are bank owned and two are individualy owned. So properties are available. The problem is getting approved for financing and getting approved for a specific property. All of these are being sold "AS IS" with the buyer responsible for the Use and Occupancy certificate.
So to answer you questions.
1. You can get a deal on a foreclosed home. Do no however confuse a foreclosed home with a home in foreclosure.
2 FHA will finance a foreclosed home however the homes condition may make it problematic. Look for a home that qualifies for Home Path financing.
3. If you are under contract by April 30 and close by or before June 30th and otherwise qualify for a home buyer credit, then you qualify. The fact that you buy a bank owned property does not prohibit you from taking the credit.
4. No the type of house does not matter for the tax credit. You must qualify and the property must be used as your primary residence.
Keep in mind that Foreclosure web sites often liist information from the public record of properties that may be in financial distress. This does not mean that they are for sale or available at the prices indicated. Furthermore many sites ask you to pay for a "list" of available properties. We advise caution when something seems to be to good to be true or when anyone is asking you to pay up front.

You can build closing costs into the mortgage for refinancing provided that you have enough equity on the home. For purchases, you can get a sellers assist to help pay for closing costs if the loan program and the seller allows it.

The sheriff's office tries to ensure that all properties are transfered free and clear. You will need to do your homework at the public records section of the County Courthouse. It's free to use the computers there to conduct your research.
I do believe that it is the Sheriff's responsibility to evict anyone from the property once it is sold. You will need to contact the sheriff's office. Use the website below to check out the process.

As with any new business, you will need start up money for education and dues, office supplies and equipment .
Give yourself 6 months before you plan on making money. With a good business plan and some luck you should be fine. Most real estate agents are older , especially in FLorida, so a young realtor should have a great market with the new generation of first time home buyers and savy tech buyers and sellers.

If you haven't signed a buyer representation agreement with that agent, then you are not contractually obligated to use her. However, it would be common courtesy to reward her efforts in using her. May be you can express your concerns about her inexperience and she can have help from her broker to help you.

It's pretty easy to buy an REO property. Just contact a trusted local realtor and tell them your plans. Also check with a trusted loan officer (prefer a direct lender) to find out how much you can afford and get pre-qualified or pre-approved. You can check websites such as zillow to find listings and start writing offers. If you have bought a house before it is pretty much the same process, not much difference. It will be an as-is sale so be prepared for that. Look at lots of houses, don't buy the first one! Better to buy an REO -- I wouldn't bother with 'foreclosures' or auctions. Good luck.... more
