Oh, if you haven't sold the house to your sibling yet, you may want to simply sell it on the open market (at a listing price slightly below market to attract a bidding war) and wait at least 7 days before accepting an offer and if your sibling wants to pay the best offer price then let him/her have it. That will give you assurances you are getting a full market price. Just make sure your sibling doesn't sabotage the house to try to get a better deal (i.e. turning off air conditioner, bad smells, dirt, etc.). Sad to say but I have seen it happen. My opinion is found in the numbers. Debbie is correct below about needing more info in what she said. One more item to figure this out is found in the amount that is owed and is it owned out right, etc; Condos are hard to sale these days and they are at basement bottom prices.
Another item I think that is important: Who's finding the renters and are they pulling credit checks on them. If you are Yardley, do you have a good rental company working for you?... more
