The answer depends on what you're looking for financially.
If you're looking to minimize your monthly payments, then renting is marginally better in San Francisco since you won't have any large, unforeseen home ownership expenses.
If you're looking to increase your overall wealth, then buying is a much better idea today. Being the tip of a peninsula, the buildable land in the city is extremely limited. Today is one of the rare times when you can afford to buy for about the same price as rent in the city, if you have 20% downpayment saved up. With the Bay Area experiencing a rebound from the 2009 correction, you have a good chance to double your equity in 5 years.... more
I believe in California most of the lawsuits re the transfer of real property are a direct result of non-disclosure by the seller and/or agent. Buyer beware laws have long since changed and as a practical matter even if the MLS does not require the information the disclosure should be made upfront especially regarding matters that could affect title. Just disclose or suffer the potential consequences and why go there...just do it sooner than later. It will save everyone precious time and energy.... more

While the commission paid to a broker to sell a house is purely negotiable -- just like everything else in life, if you have the skills -- what I've seen in the San Jose market is a range of commissions from 4% to 7%. It all depends on what you want to achieve.
Selling real estate AND closing a deal is tough work. Otherwise, few us of would be needed. If you are familiar with the process and can make the sale easier on the broker, then I can imagine you would be able to negotiate a lower rate.
But, just getting a low rate doesn't automatically mean you'll save money. You may just pay it another way, with lower offers.... more

Hello,
There is a credit union (Jemez Valley Credit Union) in Jemez Springs directly off NM 4 in the village.
There are a couple grocery stores in the area. One is Amanda's Country Store which is 9 miles North of the village in La Cueva. The other is The Trail House which is about 7 miles South of the village,
I just had lunch at Los Ojos Restaurant & Saloon on Monday, a great place to stop off at in the heart of the village. Other restaurants include Highway 4 Coffee and Jemez Stage Stop.
Jemez Springs is a very beautiful place to visit and live.

The value depends on who's looking at the lot.
Is the builder charging a lot premium? If not, then at least to the builder, there's no difference in value.
The perception of value for you will depend on your preferences.
In terms of resale value, most buyers would avoid corner lots since it avoids the chance of getting a stop sign in front of the house, which would be annoying.... more
