How do you count rooms for appraisal purposes in GA? Above grade, we have 3 bedrooms and 2 full bathrooms, a kitchen, dining room, great room, and mud room, which is large and also is our laundry room. Below grade we have a full finished bedroom (604 sqft) with two large windows and double doors that exit the house. Additionally, there is another door that leads into the unfinished part of the basement. Within the finished bedroom, there is a full bathroom. How many rooms do I have above grade, and what is the total room count?
A very logical and great question and concern. A good agent is in the customer service and people business. We are paid not from you, we are paid from the seller. A buyer's agent works for the buyer. Maybe not all agents however the ones that I have had a chance to work with by and large take this honor and responsibility very seriously and we want to see our buyer's very satisfied. This business is a referral based business and it simply is not worth the few "extra" dollars to have a customer that is not satisfied. You may wish to interview several agents, look at their reviews on Trulia and establish a comfort level with the agent that you select. Best of luck!!!

There are many variables that go into that. Location, size of home, size of lot are the main factors that could have an older home priced comparable to a newer home. I have lived in Wilmington my whole life and I wouldn't suggest it. The people here are okay on the rude to friendly scale. Traffic/Drivers are terrible. Unless you love the beach you're going to be bored trying to figure out where to go or what to do unless you really really love eating then you could go to a restaurant lots there are tons of them here. I was raised here and I have to say the schools are awful! Not only that but I'd say at least half of the teens in my high school did drugs hence Wilmingtons huge drug problem (heroin especially is worrisome). I am planning on moving to Raleigh, everything is cheaper there, the people are friendlier there. The rent/ housing cost isn't ridiculous, and being a single woman the bachelors have to be better than what Wilmington has to offer. Im sorry if I sound like pessimist and this is my experience yours could be totally different but I figured I would give you my 2 cents. My son has lived safely in downtown Wilmington for 5 years. He bought a house there. Like any city there is crime. I'd say the stats are much worse in Chicago. Lots of people over react, especially if they live in the suburbs. All the music and restaurants are downtown. We walk around all the time at night. It's a great city. You'll enjoy living there.... more
Your best, and most up to date data will come from the local police. There are crime maps on many listings here you can check out, but I don't know how current they are. Safety is important, so do your homework directly from the best source, the local police. I've done this in the past and was glad I did.... more
