Though the address is a Round Rock address, this community actually feeds into the Liberty Hill ISD.The elementary school it feeds into is Bill Burden; the middle school is Liberty Hill Intermediate.

The vintage homes here in Georgetown are just amazing. I generally find people love the high gloss for smaller properties (like condos), but low-gloss for traditional homes. The high gloss looks nice, but feedback I usually get is that high gloss appears to require more maintenance (from the buyer perspective) - especially if they have children.... more
You are correct in your assumption as far as ratings go. However they are beginning to turn things around at CC Mason and that is a positive thing. By the time your home is ready to move into they will have had almost another whole school year to improve their stats. One thing that is positive is the atmosphere in the school. Teachers and Principal are known for being caring and creating a family atmosphere - from one parent to another, this is a huge positive as it encourages children to do their best when in the right environment. If you are planning on staying in this home for a number of years, then considering the middle school is as much important as the elementary and you have a great one in Running Brushy.
Hope that helps and if you need help with your build, I'd love to represent you.... more
Lara, you should plan on a minimum of about $100 per square foot plus the cost of the lot. The sky is the limit on the high end, but it's hard to build for much less than $100/sf on the low end.
Try to control changes. Builders often charge a fee for changes and they can often be the cause of costly budget problems. No house is perfect, so if you have a budget, you should plan on some compromises along the way.
The price is largely dependent upon what you want to build. Granite and tile will cost more than laminates and wood floors cost more than carpet floors. You can control your budget by building a style of home that is common to the area, as the local builders will be more familiar with it.
Another option is to buy a spec home from a builder. They are doing inventory reduction around this time of year and if you buy one that they have on the ground or near completion, you can often get a pretty good discount from the listed price.

Try to see if you can qualify for a "Down Payment Assistance Grant". With a 4% or 5% Grant/gift issued by a Texas housing corporation, you may be able to buy a home with little to no money out of pocket. To qualify, your credit must be a 640, your income must be $84000 or less and the maximum purchase price is $260,000. If you can qualify for an FHA loan, you may be able to qualify for down-payment assistance.
Please feel free to reach out to me, to discuss what programs and rates are available and to find out if you can qualify. There are many programs and each program has its unique qualifiers...
Now is a great time to buy! Rates are historically low and appreciation is on the rise. The house you like today may have a higher purchase price and higher carrying costs next year.
Good luck with your purchase and best regards!!
I would love to know what the 10 mistakes are. Could you please send to me?
