First the COOP Boards usually have time limits on how long one can rent, if in fact they allow renting. In some cases if the prior tenant has rented for 1 or 2 years from a particular owner and they only allow a total of 3 years per unit you are then forced to move more frequently than you might wish.
Board approval! You better have good fico scores and good credit. Boards are less forgiving than should you rent "fee simple" a Condo or a house.

Typically broker fees are paid by the landlord, but there are some instances where as a tenant agent we must collect our fee from the tenant. In that case the typical charge is 1/2 months rent on whatever property you choose.
White Plains is a great town to commute from, there are many rentals that are walk to train and you can literally catch a train to NYC every 10 min at rush hour.
