West Milford is a beautiful town with a lot to offer. Eighty plus square miles, and under 20% populated make it a nature wonderland. I moved up here back in 1986 from NYC, and have never regretted it. I raised my two children her, who grew up appreciating and loving nature, went through the schools, and today have great careers. There are many beautiful lakes here, and Pinecliff lake is certainly one of the nicest, with good fishing, a great beach and clubhouse, and many nice people living there. it is also a short walk to town and to the NYC commuter bus. I have been fortunate to help quite a few buyers find their home in Pinecliff lake, and they all have expressed their satisfaction there. In my opinion, there are many nice locations in West Milford, and a thorough realtor will make sure you see everything in your price range, for your consideration. It may also benefit you to see a few properties in Ringwood and Bloomingdale, so you can compare. Every transaction will be different. Depends on the wants and needs of both the buyer and seller to put it together as a win win concept for everyone. You need to figure that the term will be based on a 30 year so that the buyer can afford the payments but may also have a balloon option in the end. Hi, Anna. I live in the Erskine Lakes area of Ringwood, a town next to West Milford. I've lived here for 30 years as a home owner and am very familiar with West Milford. I don't know where you are from, but you will find West Milfod about 5 to 7 degrees colder than Bergen County, NJ, if you are familiar with that area. Consequently you will get more snow, but it's also much cleaner and prettier to look at!. If you enjoy clean air and nature I think you will love West Milford.I really don't know of areas that flood, but make sure you get a good home inspection. Good luck in your search.... more

I'm sure your Realtor would be able to show you the stats on homes sales in West Milford for last 4 months with the sold in your home price range and days on markets. If your home is price right and your not in a hurry to sell then let your agent continue to market your home. You can ask for monthly market updates. West Milford is a great town, 80 square miles and a fantastic school system! It has everything from hiking trails, lakes and parks to keep your family outdoors enjoying the township activities, such as Thunder in the Highlands(4th of july fireworks!) to the Autumn Lights Festival. I work for Weichert here in West Milford. We are handling a number of short sales ( homes selling for less than what is owed on the mortgage). As indicated by Valerie, these sales can get you a good deal but they take a long time because there is no motivation on the part of the seller or mortgage company to sell these properties.
