So..you're asking a bunch of Realtors the pro's and con's of selling FSBO? I can give you plenty of cons!
1. This is likely the biggest transaction of your life. Do you really want an amateur doing it? Or would you rather hire a professional? There are serious legal consequences if not handled properly (not to mention the financial ones)
2. You stand to LOSE money, instead of saving money -- since most FSBOs don't know how to properly price a home.
3. You stand to lose more money on other parts of the transaction, such as inspection items, if not negotiated properly.
4. As a FSBO you're more likely to have the contract fall through if certain issues aren't handled properly. (in addition to inspection items, there's title, appraisal, financing, etc.) Experienced agents are able to navigate the ups & downs of a transaction and keep the deal together.
5. Your home will take a LOT longer to sell if you try to do it yourself (and costing you more money every month it doesn't sell). Most FBSOs end up listing with a Realtor after being unsuccessful for a few months.
Here are the Pros:
1. You might save 2-3%, but that's about it. Most buyers are represented by an agent anyway. So you'll want to offer that agent at least 2.8% for bringing you a buyer. Then you better hope that agent doesn't try to take advantage of you.

It may have been a minimum of 620 for some lenders but maybe not for all. There are lenders like myself that can give out VA loans with scores as low as 560. If you can work your credit up to this range, you will have a better chance. Otherwise, the simplest way to fix your credit is to pay off your debt and revolving credit balance on time. Either way, I recommend speaking to a lender like myself. I would be glad to speak with you to help you get the VA loan that you need.

You can't really do rent-to-own transactions in Texas. The other 49 states are fine. But Texas has some really tight limitations.
Best thing to do, especially in Texas, is work on improving your credit. Contact a loan officer who can look at your credit report and provide some guidance on how to address your issues.

The answer is it depends on several factors. Some factors they will consider include the floorplan and the terrain. The more intricate the design, the higher the cost per sq ft. And if they are building on a slope will require more landscaping and foundation work than on bald prairie. True custom builders will have you meet an architect to design the house to your specifications while some builders have a set of plans to choose from. So giving a price per sq ft without knowing your property and design requirements would be misleading.
