I am surprised that you are having difficulty getting agents to take you up on your offer. It is a good one. Perhaps the agents don't realize how much work goes into getting short sale approval??? I have done a number of them and at the end of the transaction, I usually feel that I was underpaid for the amount of work it entailed. I would seriously consider turning them over to a professional for the 3% fee.
This may be a case of "sounds too good to be true" so perhaps you should explain to the agents how you are paid for handling the process? They may be trying to protect their already hurting clients and are afraid that your company will take advantage of them?
We have an agent in our office that specializes in getting short sales approved, and it has taken a while for the agents to refer to him, but slowly they are gaining trust in his ability to protect the seller and get the job done.
You might also consider calling the office managers to schedule a time to talk to them as a group, and explain what the benefits to the agents are and also what the costs to the seller are. I know that if I were still an active agent, instead of the broker, that is what I would be most concerned with.
