I was born and raised in Bath County and it's not a place I would suggest you invest in rental property unless you are committed to keeping it a long time. The area has for the most part remained untouched and unchanged since I was a child, thank goodness and while the beauty and promise of what it could be holds much allure to investors, simply put it's not easy to get to Bath and you don't " stumble" on it either which makes having a profitable place difficult unless you are passionate about why it's so wonderful.
From my point of view, While I currently live in California, I have travelled the world and there are few places I've seen which possess more natural beatify. We are one of only two counties in Virginia that remain free of stop lights..We have one stop sign in the middle at the base of the Homestead resort. Most families go back several generations and at 46 when I visit I am still referred to as Mr. Cook and Winnie's granddaughter..:) People leave doors unlocked, you can leave money on the seat in your car and someone would probably close the door of the car and not touch a thing.
Mobile service is sketchy and the only reliable place for a signal is on Main Street. :)
