Apparently, neither this property, nor any other on the same street, is currently being offered for sale through the Birmingham MLS. Also, the online tax records do not show any properties on this street being bank-owned foreclosures. If the RealtyTrac information is correct, then this is now a recently foreclosed bank-owned property which is not yet listed for sale. It will probably be listed soon, and if so, I could contact you when it is. It is also possible that this is a bank-owned property which is being sold directly by the bank. There may be a yard sign indicating that.
There is also one property new on the market in this subdivision at 3029 Panorama Brook Circle, but it is not a foreclosure. It is available to show if you would like to take a look. The estimated cost to restore comes from mainly HUD properties where the agency gets an inspection report of the property. Most corporate owners don't get an inspection and that39;s why there are not ecr reports for each properrty. In my opinion they do help with negotiations and pricing because the asset manager has more information to approve lower or higher prices for properties.... more
