why do some listings on trulia not disclose an address?

There are a few reasons. First reason is for security purposes.
Second is so that one must contact the listing agency.

Another possible reason is so that one is forced to pay for the information.

Some owners do not want their address open to all the public for security.

So you will call them to show the listing and get the correct details of the home and the specifics on what is happening with the home. Many times a person finds the address, does a drive by without finding out the correct information,(Sometime house is in pending status and hasn't registered on the website you are searching) and assumes they don't like the home and then call on another home in the area from a sign in the neighborhood by passing the home and the agent's listing that was the reason for your initial interest. Or Owner just does not want people stopping by their home without an appointment. There have been times where it says appointment only and the person does a drive by and thinks the home is un occupied and they start peeking through the windows only to find people living in the home. If you are working with a Realtor they will be able to help you with this as well. Hope this helps

The simple answer is that the agent wants people to contact them directly so they can have both sides of the commission. I list complete addresses as it is the right thing to do. What others chose as their practice is up to them. with a little digging any agent can find what you are interested in, even without the address. I have also noticed there isn't policing of the listings so agents may leave sold or otherwise unlisted properties on the market...That just causes disappointment in potential buyers and does nothing for the image of Realtors.

Mark & Jeff are both correct, Realty Trac is fee based requiring your credit card and some agents upload their listings without an address to get you to call them, I don't agree with either practice.

Once in a while you have a seller request this feature, I've only had one to date that listed their home with me.

If you have an agent they can research any and all properties located in the area you are interested in and this includes all bank owned (foreclosed, REO, corporate owned), short sales (distressed), and non distressed sales (not short sale or foreclosure).
