how do I find an estimate of my homes current value through Trulia?

A large part of pricing a home is looking at what has sold around you in the last few months, since we have just finished the August sales period you should update any value estimates you received in June. Of course location , condition and other factors are important.

While Trulia does post estimates based upon comparable sales in the area, your best bet is to contact a real estate agent who can provide you a Comparable Market Analysis that includes data specific to your home, including its condition, updates, etc. The agent also knows which sold comps to disregard based upon various factors and can give you an accurate evaluation based upon the current market and demand in your neighborhood.

Eric is correct nation wide I believe. Zillow and Trulia both try to give estimates based solely on square footage, bedrooms, baths etc. There is no way to know the actual condition of the home without seeing it. A local Realtor is able to use sold home prices in his area to best compare your specific home to those most like and similar to yours. Every home buyer and seller should ask for comparable pricing from their local Real Estate agent.

Short answer, you don't. Estimated values on Trulia and Zillow are highly inaccurate in NJ. There are 2 ways to get a value on your home:

1. Have a Realtor come over and give you an estimate (free)
2. Hire an appraiser (approx. $425+)
