do the websites like yours only record MLS sales or for sale by owner sales as well?

Hi Cp,

This is a great question.

The prior sales information that you see on Trulia comes from data made publicly available by the county assessor's office. So FSBO or not, any transaction recorded and disclosed by the county should be shown on our site.

These websites feed off the MLS data. It would be very timeconsuming and expensive to research and input the relatively few homes that are sold without the MLS.

Why are you asking this? MLS sales make up about 95% of the sales. If you're trying to do comparisons - your absolute best bet is to ask a real estate agent. If you want to know the sale of a specific for sale by owner - then that's different.

Bottom line - as good as this site and others like it are - the absolute best place for information on sold homes, pending sales, expired listings and available listings is your local real estate agent. I'm in West Islip.
