a coworker said they wished they never used a real estate agent because the agent did nothing for them but still received a commission. They pretty much found their own home. So now i'm wondering - if i'm looking to buy a home do i need an agent? will I save money by not having one?

I always ask the question, "Would you head into the courtroom without proper representation?" When working without a realtor, you typically have no acess to you local MLS(not all properties are located in newspapers or online) and more importantly, you would find yourself up against a seasoned/trained seller's agent( negotiating solely for the seller's interest) once you find that house you wish to put a bid on. Before you think that's an easy task, please realize that many listing agents take many classes on how to master the art of negotiations for their clients. Even a slight slip of the tounge can be used against you to strenghthen their position
I realize your co worker was less than impressed with their realtor. The answer is to find a more professional realtor. I suggest you interview at least three accredited buyer's agent's to determine the best fit. They should clearly state what service they provide and don't be afraid to let them know what you expect from this transaction. As for whether you would save money.....yes, by using an accreditade buyers agent! While you DO NOT pay them directly, they should help you get the most home on the best terms!

Hi V, You can purchase a home without a Realtor, however, with the right Realtor it will only benefit you to work with one. You should choose a Realtor that you are comfortable working with. When you find the right Realtor they will be able to send you all new or reduced listings that fit your criteria in a new home as soon as they are listed in the Multiple Listing System. They will set up appointments for you to view any homes that are of interest to you. When you decide on a home that you would like to put an offer on they will do a CMA to come up with the best purchase price and negotiate your contract. Your Realtor will also follow through on your deal to make sure you have a quick and easy closing. The seller of the property pays the fee for your Realtor, so there is no cost to you. I agree with Shelley on the matter. You will gain nothing by not using a Realtor. Try to find a decent Realtor that will give you everything that you will require. It sounds as though you may be a first time buyer, with that in mind, you will want someone that will really be there for you everystep of the way. Try to use someone that comes highly recomended from friends or family. Just ask around a bit. If you ever have any other questions that don't get answered or can't find an agent, just let me know.

I am sorry to hear your co-worker did not agree with their Realtor. Yes you can purchase a home without a Realtor. However, it costs the buyer nothing to use a Realtor. A Realtor has a Fiduciary responsibility to their client. Using a Realtor increases your chance of finding the right home for you. A Realtor also helps negotiate price, answers questions and/or concerns you may have. It is also Okay to look for a Realtor that you connect with. Buying a home or property should be a joyful experience.
