Trulia does not have a section for FSBO's and is limited to broker imputed properties. There is a site called FSBO.com if you want to place your property there. Good luck.

Good question. The answer is yes. I think Julie covered this below. You can hire a flat fee agency or a Limted Rep agency to put the property on the MLS. That is a very powerful tool and it can help.

But you have to offer a robust fee to the seling agent or you will defeat the power of the MLS. You alos need representation. Without that and Professional Marketing you are asking to get less for your home and to end up with failed closings and possible legal issues.

You can go it alone if you wish but you need to hire somebody in this market more than in any other market.

We have fees form 4% on up. We are worth every Penny you pay us and I honestly believe that.

The only way to get your home listed in the MLS is to hire a Realtor who is a member of that MLS to put it into the system. There are Realtors who work as "limited representation" - that is to say that they will simply put your home into the MLS but will not take calls or represent you in the negotiation. Although thats a very inexpensive route to take, to put it into the MLS you will have to offer a buyers commission - usually 2.5 - 3%, so you'll pay that plus the fee of the limited rep agent and get no protection what so ever in the negotiation process, no marketing, no strategy, nothing in the way of services to get your home sold. In addition, many agents don't like working on deals with limited representation on the other side because it increases their work load and their liability. With so much to choose from in the market today, it 's simply much easier for them to show their clients homes that has a full service Broker on the other side.

Just FYI, the National Association of Realtors did a study and found that homes represented by a full service Broker sell for more that FSBO's do - as much as 11% more - that more than offsets the commission you might pay...
