Hi Joan,

I hope you are having a nice weekend. Websites like Trulia and Zillow do not have real time information and access to the MLS that realtors do. Trulia and Zillow are filled with outdated information for homes that have sold months ago! My website, http://www.NaplesHomes.com has up to the date information tied to the MLS that would allow you to search homes and condos in Naples without having to encounter that problem. My website, http://www.NaplesHomes.com is updated daily and has the latest real estate market information, trends, news, community summaries, and much more! If I can be of any assistance during your real estate search, please do not hesitate to contact me either via email ryan@napleshomes.com or via cell 239.244.1559. I look forward to the opportunity to assist you.

Sincerely,
Ryan

Hi Joan,

The listing at 512 Eagle Creek Dr, Naples, FL 34113, http://www.trulia.com/homes/Florida/Naples/sold/876401 is now showing sold on 06/14/2013.

Trulia is a host site. The listing information is actively submitted to us from agent and broker pages. We strive to update listing status within 4 hours of receiving the current listing data.

We always recommend working with a real estate professional when making such an important decision. You can contact a professional in your area by clicking on the "contact property" or "contact an agent" button at the bottom of your search results page or in the property details page.

Please feel free to contact us directly at customerservice@trulia.com, or by phone 1-888-466-3501, Monday - Friday 7am to 4pm PST.

As stated below, these 3rd party websites are often outdated. It is best to work with a Realtor for live up-to-date MLS listing info. Please feel free to use my website for all your real estate needs PLUS everything you are searching for about the Naples area.

Please contact me directly if I can assist you in any way, I am here to help!

Hi Joan,
Just one of over 100 reasons to work with a Realtor: we provide real-time information. A website cannot provide all the info you need to know whether buying or selling a home, anymore than diagnosing or treating a physical problem.
We are trained, licensed, abide by a Code of Ethics, get regular training/updates on changes in Florida State statutes whereby our attorneys make appropriate changes in contracts that we use for buyers and sellers. Since we are licensed, we carry a heavy responsibility for our actions including all the documents, disclosures, decisions, and discussions, for starters. We do all the work, often unseen, that puts buyers and sellers together while protecting them in the process, and remain sensitive to the people we are serving, despite conflicts that may arise.
Our role is to have people achieve their goals, because real estate is not about structures; it's all about people and their journey in life.
After all that (and much more), we only get paid at closing; no upfront fees. That's a great deal!
I can't see any reason not to call a Realtor today and "get in the know."

Yours,

Joan,

Trulia and other 3rd party websites are not like our "REAL MLS" listings at http://www.naplesrealestateguys.com/. Use our website for free and call us for direct help toll free at 855.627.5376. Ask for Richard. This article will explain more. http://www.naplesrealestateguys.com/blog/pitfalls-of-online-…

This and other platforms are not tied to MLS access like Realtor sites. They pull from different sources and thus have a lot of outdated info. If you want to be "dialed in" then work with a Realtor for info. You can pull this up at http://www.NaplesPropertySearch.com

Realtors advertise on Trulia homes for sale, but do not always update their advertisements. The MLS system, and their respective boards require them to update their listings on th e MLS typically within 24 hours. Whereas there is not a time restriction for updating advertisments. They should update them quickly, but sometimes they do not, depending on many factors like how busy they are at that time, etc...

If you are not working with anyone else I would love to answer all of your questions and help streamline the search process for you. I go beyond the conventional expectations of my customers by educating you on the current market conditions, locating the perfect property that fits your needs, negotiating the best deal possible and protecting your interests every step of the way. Call me and lets talk about how I can help you find a house you will love.

It is listed as Sold in MLS. That is all that matters from a Marketing standpoint. However Collier County recording takes 8 weeks are longer to appear in public record. I can not speak about other web sites as most or not well maintained or updated.

I hope this was of service to you.

Kind Regards, Kevin
