Yep, all single-family housing types are generally included in these calculations. So, sales of multi-family or apartment buildings, duplexes, commercial properties, etc. are excluded from those stats.
Where are you seeing median sales prices being quoted. Sadly, I find that when most housing stats are quoted, they seldom give the criteria. If we knew where you were hearing them, we might be able to get to the bottom of it for you. In my experience median sales price stats are generally quoted for all single family properties be it (single family homes, condos, or townhouses). Duplexs are not often included in these numbers since they are multi family houses.
