Using Trulia in 29907>Question Details

How often are listings updated with the local mls? I have had many leads where a buyer is looking at a listing that has already been sold!!

This is a huge problem because it is then counted as one of my leads which is not a lead at all since they are interested in a house or property that has already been sold.

In our area, there are fines to the agent for not keeping the MLS listings updated. I have found though that a lot of internet sites do not update their sites from the MLS IDX.

Members of the Beaufort, SC are supposed to update the system within 48 hours of a status change.

I frequently experience the same situation Lori. I think the Inactive status does not jump out at viewers. Perhaps Trulia could look into making that status field more obvious.

The listings are updated daily from MLS, but if the listing agent does not mark it in MLS as under contract or sold in MLS it can stay on as active. Also some agents have their own Trulia accounts and don't go to Trulia through MLS. These agents are responsable for their own updates. This is where the problem starts. So if you see something you like, your best bet is to call a REALTOR or a member of the MLS for clarification.

MLS's can update the data feeds they send to Trulia at any time and we process these feeds updates every 24 hours in the evenings. Keep in mind however that we receive listing information from many other sources as well. To help us ensure that our data is accurate and up-to-date we ask that you alert us when you do encounter listings for sale that have already been sold. This can be done easily on the property details page on our site - just click on the 'More' tab and select the 'Report an error option'.

Our MLS updates in real time. The brokers, however, are not as quick. The MLS data is inputted by the brokers, which means a slow broker means slow MLS data.

A lead is a lead. Buyers don't always pick a house off the shelf and buy it. Obvoiusly they are shopping and looking. Use the knowledge of what they are looking at to engage them and suggest other similar houses. Telling them that the home is already sold can be a good thing because it conveys that the market is heating up and they may need to act fast upon finding the right one that you might show them.

The listings are updated daily - for Beaufort MLS and Hilton Head MLS, they are syndicated through ListHub; however, Trulia is updated and receives syndication information from many different websites, including the local MLS, real estate agency websites, companies like postlets, etc, so it could be coming from several different locations/syndications.
