Do you have a feature which estimates the current value of a home?

Asked by Peter Ferrary, Los Angeles, CA Tue Oct 14, 2008

Sorry to mention a competitor, but it's quite pertinent: Zillow has its "Zestimate", which IS VERY useful! Instead of relying on their (zillow's) estimates alone, I'd like to get another and average the two. I think a feature like this would absolutely bring more traffic to your site - it definitely would for me!

I have a home value estimator on my site that is not Zillow and is nationwide. You are welcome to check it out anytime. Just go to my site at http://www.moveupproperties.com and click on home values. It will take you to a map where you can type in your address. All the comps, everything will come up along with a satellite view. Very similar but not Zillow. Hope it helps. Remember that those estimators do not use all the various comparable data that a real live Real Estate professional will use and the best bet for a real accurate valuation is talk with us directly. Good luck!

It is best to get in contact with a realtor. Realtor via MLS have up to minute active and sold comparables. Ask for FREE market analysis. They should be able to provide online. Appraiser rule of thumb 3 active listings and 3 sold comparables. All comparable should be within 0.50 miles from subject. Solds should be within last 6 months preferrable 3 months. Comparable homes and subject should have similar features: bedrooms, baths, square footage, age and lot size. Generally, in the immediate area features are similar. Value will be influences if subject in fair condition, average condition, updated or new construction. Do not hesitate contacting realtor and asking for analysis.

Peter - http://www.Zillow.com and http://www.CyberHomes.com are free sites that will get you started. A broker will sort through all the information available from various sources and apply his/her knowledge from being on the streets "working" real estate every day to hopefully give a more accurate range in today's current market climate.

Any real estate agent would be able to give you a CMA , free of charge, with homes that are on the market and homes that sold in your area in the last year. Those are the most accurate to use, and will give you an idea of how much your house is worth. Good luck, Liliana

Zillow or any other online home evaluators are far from accurate. What you need is a Comphrensive Market Analysis.

You cant always believe what you see on the internet and not meant to be gospel.
