The answer that Tim gave you is correct...but if you want out of the listing with that agency entirely, that is also your choice, at least in Indiana. You do not have to stay "listed" with them for the 3-6-12 mos that you signed up for originally, especially if you feel the agent has not been performing as agreed to.
Contact the agent's broker owner and or office manager and express your concerns; ask to be unconditionally released or ask to be assigned another agent from within for the duration of the contract.... more
I would guess that 90% of foreclosures are bought back by the bank/lender that holds the note. They typically send in their bid and do not have a representative present. Just call your local Sheriff Dept and they can give you the details, especially if they require a deposit or proof of funds...but i would venture to say that you can appoint any representative as long as you know the process.... more
