This depends on your income, and what you might qualify for in a mortgage (which is based on your income, credit scores and debt).

The association would have them. As agents we usually get them from a title company. If the property is listed by and agent/Broker they should have a copy. If you have and agent they should be able to get that for you. If you do not have an agent; give me a call and I would be happy to help you.

It depends on what kind of friends you have, actually.
If you're like me, and your friends are people that you admire, that you feel honored to have in your life - then you';d only hope that they'd deign to serve you in a professional relationship.
Some people have friends whose bonds are somewhat less flattering. If your real estate friend likes you because you're the designated driver and bail bondswoman, then, well, yeah - I might look elsewhere, too!
It really comes down to what you think of that professional and your relationship. We can't advise you. Although I'll tell you - it bites to have a friend decide to pay another person thousands of dollars to do your job because "it's uncomfortable." As if losing on out several thousand dollars in professional fees isn't uncomfortable.
