If you had a foreclosure over 3 years ago you may be eligable to purchase a new home IF you've been current on you other payments AND you have the income to cover your current debt as well as a house payment and taxes and insurance. If you haven't owned a home in the past 3 years you may be eligable for $3,000 to help pay your closing costs as well although that money is first come first serve.... more
Your best option will be to consult an attorney specializing in bancruptcy and ask all the questions and concerns that you have on your first meeting, before you decided.
Best of Luck,

The rental market in and around Traverse City is very tight right now. Having a strong application is quite essential. You didn't specify if you have any pets (if so, this will make it about 5X more challenging). Typical house rentals in TC are running over $1,000 a month right now mainly due to supply and demand forces. If you are diligent about looking, you will find something eventually. I do know of an in-town 1-2 bedroom (part of a tri-plex) that is opening up in about 3 weeks at $750 monthly including utilities. Right now within our MLS there are no rentals that fit your basic criteria. Of course buying a house may give you more options at less of a cost on a monthly basis.... more
We do business loans for our clients that are currently in business or wanting to get started in business. Real Estate investors are in business therefore they are able to obtain a business loan. Depending on your goals one program we offer may benefit you. We offer a no document business loan, no collateral on the property as it is a business loan and you are able to finance 100% or more. Many of our investors finance the repair/upgrade costs into the loan. The loan is based completely on your credit. You must have a 620 or above to apply. Some of the factors we consider is the length of your credit history, how much available credit, how many recent accounts have been opened etc. We need to prove your ability to repay the loan based on your personal credit. You are welcome to contact me anytime with questions. Generally the rates are around 8%.

Finding a rental isn't easy in the Traverse City area. I suggest you read the Traverse City Record Eagle and craigslist online a couple of times daily. Just watch out for deals that sound too good to be true on craigslist - there have been a number of scams. You might also try the Chamber of Commerce for guidance.... more
Shane,
As you are probably aware of by now, rentals in the area are difficult to come by at the moment! I would recommend you contact our sister company - Schmidt Rodgers Property Management to assist in what you are looking for. Here is their website http://www.schmidtrogers.com/ or by phone 231-941-0707. I hope this helps! The other option is to keep a close eye on Craigs List!... more
Hi Doris, if you're filing chapter 7 bankruptcy and your mortgage holder will not let you reaffirm the note, then you have little recourse. Do you have a history of late payaments? However, so long as you continue to pay the mortgage, you should be allowed to remain in the home. However, I would get that in writing first, and you will nolonger have any ownership rights to the house. Sorry and good luck.... more
