The property you are inquiring about is in Rapallo a wonderful community with two towers just south of the urban core of downtown West Palm Beach. Each tower has it's own association, fees and amenities so you will want to check out the differences in each live and in person. Both buildings enjoy tremendous views over the Intracoastal to Palm Beach The market in Rapallo is solid like much of the real estate market in the area. Well priced units tend to sell very quickly and those that are either over-priced or in poor condition tend to languish. Pricing pressure throughout the region have been to the upside finally after 7 years of falling but we see some consolidation over the past three months. I know these buildings well as I have a client with a unit under contract. Great location and views. Over the past year we have had 24 sales in the community ranging from $125,000 for a one bedroom unit in the north tower up to $575,000 in the south tower. The median sales price has been $327,500 and as with any condominium the height in the building, view lines as well as the features, finishes and condition of that particular unit are all important when determining price.
Inventory levels are high in Rapallo with 24 active listings as of this morning representing a 12 month inventory. The unit you are inquiring about is a 1 bedroom apartment on the 2nd floor of the north tower and has mainly original finishes. You will find that views on the 2nd floor are not as expansive and plan on getting to the 6th floor if you want to have any glimpses of the ocean over Palm Beach.
