How do T stops affect prices? And how far from a station does that effect hold true

The funny thing about T stops and prices is that proximity to T stops doesn't really affect prices, but it does affect the ability to rent a place. Many tenants and homeowners would prefer to be within walking distance to a T stop, but no one is really going to charge more for this convenience. Also, as Norman Hodson said, no one wants to abut the train tracks. Being on the train tracks tends to drive down that property value a bit.

Here on Cape Cod we don't worry about T stops.
We have peace and quiet.

In fact, you can ride the bus and sleep or work all the way to Boston from here.
Of course, then you have to go to the beach when you get home and on weekends.
But goodness, someone has to do it.

Very important because it's part of real estates famous formula: location, location, location! Public transportation is considered part of a properties "walkability" so in essence the T should be walkable in order to have a positive effect on value.

I would say that proximity to the T is important to the majority of buyers - even those with a car. it may not result in any significant increase in price but it will make the property more attractive.

It depends on how someone feels about living near the T. To some they would pay extra for that to others perhaps not

A great Question! And it does depend on the neighborhood, and even THE T-Station.
If a property is located right next door to the Station (or train tracks) that might be a bit undesirable while dealing with the noise & commuters (and pedestrian traffic). However, if a property is within 5 blocks from a T-Station that certainly can help property values, especial for rental properties.

Certain T-Stations might be considered more desirable than others, based on the actual location, commuter traffic and which MBTA T-Line it services.

Depends on Communities. In Newton you would like to have the T within walking distance but not close enough to see it or hear it.

In Needham we have the commuter rail again, nice to be able to walk to it, but not have it in your back yard.

Brookline, its everywhere except in the South Brookline.

All these communties are not effected only by having the T, but all are very accessable by car and most families have 2 -4 cars depending on age of kids.
