Hopefully your son is working with a real estate professional. Assuming so, it is upon "their" advice he should rely! None of us have seen the carpet, know the price of the home relative to market conditions, or how long it's been for sale.
Unless your son purchased the home with the carpet within a fiber of its life, how bad can it be? Has he tried having it professionally cleaned? Cleaning is of course the least expensive option.
If indeed horrible, and given your price scenario ($5,000 price reduction vs. $3,500 carpet replacement) the numbers speak for themselves. Unfortunately there is no crystal ball to know what will happen next.
Depending on how much time your son has to move, "money" will soon take a back seat to urgency. What he doesn't want to do - is become desperate. To that end, he should make the best decisions he can in the moment. Hindsight is always 20/20 - but the objective is to look forward, not back.
Again, if listed, your agent's advice is the one that counts.

Fannie must have countered an offer with better terms then yours. For instance, it could have been a cash offer for the same amount as yours, but without any contingencies. Without knowing any specifics, this is just one probable explanation. Don't get discouraged though & good luck with your next offer!... more
We have a ranch/brick with six acres, 3 bedrooms, 1full bath and a half, full basement not finished but dry and livable, big metal barn with three stalls, nice trees, etc...the kitchen is small and if you could remodel someday it could join up to a large dining area...working fireplace, new metal roof and if you like fancy, could use windows and doors. We are going to start showing in April if you are interested. No realtors please. Would need photo I.D. and no kids or pets at showings. Also price is firm. Five and a half miles from Tipp. mall. With the market being more of a sellers market it makes it tough. I would look for different programs through a lender. There are low on now down payment loans available. I have not heard of many people having much luck with rent to own.... more
