The Conejo Valley Unified School District (CVUSD) is a School Choice district, meaning your kids can attend any school in the district as long as there is room for them: elementary-high school. You will have to fill out some paperwork and you may be put on a waiting list.
For Thousand Oaks City schools it is important to note that the Thousand Oaks schools with "less than ideal ratings" as mentioned previously: as children progress through 5th/6th grade, the school test scores really ramp up.
The Elementary school in Thousand Oaks that parents seem to want to get their kids into is Lang Ranch. Children going to Lang Ranch elementary will move on to Los Cerritos middle school (grades 6-8.)
Due to the location of Lang Ranch, kids get to decide the high school they will attend: either Thousand Oaks, or Westlake.

Last night, I woke up to a very strange loud sound in my condo complex. My little dogs went crazy. At first I thought something was stuck in the garbage bins. It sounded like a high pitched squeeeeeel, over and over. It was not a cat. Not a cyote. I ran down to the parking lot to see if I could help free it, somehow. The sound stopped as I got outside. As I walked towards the end of the path between the condos, facing east towards the retaining wall and some very tall trees, I saw the shadow of two critters. They were about two or three times the size of a cat walking all all fours with pointy ears, long snout and a long balancing tail, slightly but not too much bushy. One went up a tall tree. The other continued to explore past me between the wall and trees then came back and went up after it's partner. I heard what sounded like a hiss and a soft mewing sound. The large tree brach bent down under the weight. They seemed to be watching me. I thought I might be scaring them and decided to go back inside. My complex has only one entrance. There is a large cinder block retaining wall that keeps critters out but not humans. These could climb, so they could climb the wall. My first thought was racoons, maybe a fisher (like a weasel) only with big pointy ears and long skinny leggs. We don't have a very impressive wild life listing, but this is something I've never seen or heard before in the twenty years I've lived here (off TO near Erbes). This is a classic scam. Trulia is aware and has built in a function for reporting suspected fraud. If you will go into the rental listing and scroll down to the MORE drop down menu that is just below the photo in blue. Click on FLAG you will get a dialogue box called listing error. Click on the down arrow called ERROR TYPE and choose suspected fraud. In the dialogue box, tell Trulia why you suspect this is a scam. The listing will be pulled down and if it is confirmed to be fraud it will NOT be put back up. And thank you in advance for making the world a better safer place.... more
Delays in construction are rather common. If you fail to sign the addendum, the deal is off. As far as negotiating further, you can only try. This is a great example of where a buyer's agent may have been able to help you. Working directly with builders can have its downside.

We are meeting a lot of families that want to move to the Oak Park, Westlake Village, Thousand Oaks, Agoura Hills areas for the good schools and the safe communities. It takes a little longer to drive into work, but residents say it is worth it. And the premium home prices are based on the savings you have from not sending the kids to private schools.
Just think of the hundreds of hours of family time saved by not having to drive your kids to a school 30 minutes away, 2 times a day, even with a car pool. Other big attractions are that your children can walk to the local school with their classmates, have play dates or study together, and you and they can attend school events locally, like PTA meetings, fund raisers, carnivals, etc. Think of the value that brings to your home location.

Within the Conejo Valley, there are dozens of restaurants and bars with live entertainment. Everything from country music to solo piano, to jazz trios, and everything in between. A little known fact is, a lot of Hollywood studio cats/players, and touring musicians have settled in Westlake Village and nearby, for the good schools, safe communities, and easy drive to major studios.... more
There are a number of very nice "estate" areas depending upon your price point. As has been suggested, there are very nice - and expensive homes - in the North Ranch, Westlake Trails, Lake Sherwood and Hidden Valley areas. A little less expense area on large lots - though not quite estate - would be the Three Springs area. Finally there are properties in Conejo Oaks and Lynn Ranch where the homes are older but generally nicely updated.
Overall it is a great area with a number of properties that coulkd work for you. Give us a call or email if you need more specific information.
I would recommend taking these repairs one at a time. The total price may be overwhelming, but individual increments are more manageable. You should prioritize the projects by how badly they are needed. I would suggest starting with your internal doors.
