There are four homes currently available for sale in Heritage Park. This is a senior park where one occupant needs to be at least 55, the other can be as young as 40. Their is no HOA fee's, and the space rent is about $780 according to the listing agent. The purchaser needs to be approved by the park prior to offering on the home. The park manager would be the best person to ask about raises to the space rent. The listing agent did say that rent increases are in December and that there is no rent control. The Temecula rental market is very competitive. My recommendation is treat this challenge like you're trying to sell a home on your own.
It's all about marketing. There are plenty of free advertising outlets, Craigslist, Trulia for example. You can run the same ad on Craigslist every 48 hours and you should.
But most importantly, you're in competition with hundreds of other ads, so be unique in the way you write your ad. Give the reader a compelling reason to call you as opposed to the others.

That's a hard number to get in real time. According to John Husing (http://www.cityoftemecula.org), the residential vacancy rate was 6% in 2006. The analyst in me says you should plan using an 8% number.
There are currently 306 active 3-bedroom listings available in Temecula for an average price of $415K. If you eliminate short sales, however, that number drops to 208 available homes.

There is a website http://www.rentometer.com , it will help you gauge rent for the area but it is not going to tell home selling price to rent ratio if that is what you are asking. Home selling price to rent ratio is really too difficult to guage. I will tell you that the majority do look for $1800 and under. Still $2000 and under still rents fairly well, anything over that better have something special about the home.
