You need to be where there is traffic and eyeballs. All good ideas here but reality is realtor.com is #1 and increasing their lead by a mile. ReMax.com is #3, C21, Zillow, and Trulia is coming on strong.

And where are the buyers for your home? Are they Local? Than the local paper and local websites. reality is this whole thing is a mess. You need to be Global, National, regional, Statewide, Citywide, Local, and neighborhood. And it takes a lot to do all that.

Here is a tip. Get a Broker and get your home on the IDX feed with the MLS. At that point your home goes into Cyber Space to thousands of sites and people will see it. Get greta pics and a V tour if you can my friend! That will amke all the difference!

I would also try vflyer.com and postlet.com. Both of these sites are syndicated to other sites for free.

I like to purchase a separate domain name for all my listings, and create their own website. I add a podcast of the seller describing what they like/love about the house. Video and a ton of pictures.
Bonus points if you can make the seller cry on the podcast.

Then add the web link to the sites above.

Pretend you are looking for real estate in your area, hop on google or yahoo and try a few searches with terms you or a consumer would use to find real estate in your area. Note which sites keep popping up with multiple variations of your search keywords (what you type into google or yahoo). Those will be the best sites to advertise on, a sites importance differs by area and region of the country. In our rural area, many of the national real estate websites hardly show up on page 1 and local office/agent sites dominate the natural rankings, but it is still beneficial to advertise on all sites mentioned below, because they might be heavily used in the areas where the majority of your buyer traffic is coming from. Our traffic is from the "cold belt" and California, so I advertise my listings on my personal site as well as about 15 national ones.

I would have to 2nd the 2 cent answer. I personally haven't gone that route but have heard favorable results from others that have. Mailers worked very well years past but not so well anymore. Let me know how you make out.
