This time of year, Realtors get many requests for this type of information as people are protesting their increased tax value. As indicated below, your best bet is to have a professional Realtor pull the information for you. There is no cost to you for this service. All you need to do is call a local real estate office and ask for the comparable sales data for your area. The agent will need to know your address, and can either mail you a copy or possibly email it to you.

(1) On Trulia home page, top, under â€œFind Homes for Saleâ€, insert â€œ70524â€ (Plano area) and press SEARCH. You GET a list of ACTIVE homes for sale within Zip.
(2) Place cursor ON top green bar â€œFind Homesâ€).
(3) You will get a drop down menu. Click on either â€œrecently sold homes for Planoâ€ or â€œrecently sold homes for Zipâ€. Remember, results are â€œdate sensitiveâ€. For the ZIP, I got 6 sold homes, 3 in 2008 and 3 in 2007 going back to October.
(4) On the RIGHT SIDE OF THAT PAGE, go to the blue underlined words â€œ75024 real estate pricesâ€ which gives you a â€œquarterâ€ overview of the ZIP. You can also check the HEAT MAPS for both 75024 and Plano. CLICK on the underlined LINK an you get a ton of additional area detail.
Using a REALTOR (be sure they are one â€“ over 40 of real estate agents are NOT)
Unknown: I do NOT know if Trulia software provides access to 100% of ALL â€œlistingsâ€ or â€œsoldsâ€ inclusive. So, as other respondents have suggested, find a seasoned Realtor you can TRUST (everyone should have a realtor) and tell them â€“ â€œYouâ€™re my Realtor. When I buy or sell, You are itâ€. There is nothing like a little loyalty to cement a good relationship. Have them pull the â€œSOLD Statsâ€ from the ocal MLS to give you the â€œall inclusive listâ€ (and much greater detail).

Sometimes the Appraisal Districts will record the Sold Price of a home when the deed is recorded. Collin County seems to have started this process recently but it doesn't appear to be very consistent. The only real way is to have someone with access to MLS info do a search on your neighborhood for SOLD homes.
