Hi Alla,

I see that a lot of the folks assume that you are military. If so, a lot of military or former military folks work through USAA. USAA works through a relocation network which may have only one or two members in each location. If you complete a transaction using one of their recommended agents, then you will receive a bonus. When I did this several years ago, the bonus amount was $500. If you are a government employee, I believe they have something similar. That said, I did use a USAA recommended agent to sell my house and to buy another one in different city. The selling agent was terrible and I had to fire her, but the buying agent was the best agent I had ever worked with. The problem with the system is that the agent pays your bonus and a referral fee out of his or her commission. This may make many agents hesitant to handle these transactions.

There are also relocation networks where firms refer clients to a firm in another location. The major franchise national real estate firms like Prudential, Century 21 have their own networks. The large local real estate firms are part of another network. They will pay referral fees to one another.

Now a real estate company may designate specific agents in each office to handle relocations. These agents may have special training in handling these folks or they may just have experience in the industry.

Hi, Alla. There are many companies out there that will develop lists of "relocation agents". In these instances, agents must pay to advertise their name on that particular list. Many of these are specifically geared toward tapping into the anticipated influx of buyers that will be a result of BRAC. However, I am an agent at Champion Realty in Severna Park. Our brokerage is part of a national relocation network that helps both military and civilian families with their relocation needs. When I provide our relocation coordinator with your information, we are able to put you in contact with a qualified agent at one of the many companies all over the country that are part of our network. Buyers looking in our area are referred to us by others in the network, as well.

If you are moving into the Ft Bragg area there are many relocation specialist in the area. You'll want to work with an agent who is willing to listen to your individual needs as well as someone who is well skilled in their market. As a retired militiary wife I am very familiar with the issues of relocating to an area and attempting to move family, children, pets and all your personal belongings all the while attempting to live in a hotel for under 20 days. I'm familiar with all areas surrounding Ft Bragg and Fayetteville.

I'm not sure what you mean by "relocation list", but we do specialize in helping people relocate to the area from out of town. We've helped military as well as many civilian families move into the area and continue to have buyers come into town that we are looking for homes for. We're seeing more and more people begin to come in to Ft. Meade and the bulk of new military positions are expected to begin arriving this time next year. We expect home prices to rebound around the same time, simply due to supply and demand. Anne Arundel County will be getting many of these buyers so this will be good for your home in Severna Park. We're in Crofton, about 10 minutes from Severna Park and prices have pretty much flattened lately but they are going to rebound soon. Hi:
I am located in Southern Maryland, and your question can best be answered in a couple of ways - first the list may be for realtors or offices that specialize in relocating families, OR it may be a list that is prepared by an employer on the families that are being transferred to a new or existing location.
My team has been heavily involved in the BRAC (Base Relocation and Closings) that has familes that are both military and military contractors that are presently at bases that will close. We cover most of the bases in the Washington DC area - literally thousands of families are involved from all over the world!
Bases in our are include Andrews AFB, the Pentagon, Bethesda Naval Hospital, Fort Meade, Pax River Naval Air Station, US Naval Academy, Walter Reed Hospital, Aberdeen Proving Grounds, Indian Head Proving Grounds, etc.
Most military families are used to moving on almost a moments notice, but this goes into the civilian sector quite heavily, as many retired military have gotten jobs with the contractors, and they have to move when they expected to stay where they are! We are equipped to actually go into the moving area, set up information seminars that do listings, show properties available, shopping, recreation, churches etc. We try to make they aware of what changes to their life style will be required! I have been a Realtor for over 30 years, and at one time handled all the military transfers in the Atlanta area.

If you are looking for somebody who specializes in personalized Relocation services, the Relocation Director in my company (I work for Frank Howard Allen Realtors - the number 1 real estate company in San Francisco North Bay) is excellent.
