maybe there is a certain website that has an option for me to see what was added most recently?
(I am looking for rentals available on the mls)
I found a non-MLS website (rentalhouses.com) that lets me search 'recently added' (in order from most recently added, to oldest added) rentals on that website, but i want that search capability for the MLS too. Is there a certain website anyone would suggest for that?
Thanks,
Tim
Tim, thanks a bunch for the kudos. I understand the map-based search thing and why you use it. I wish I could provide it. I've made the request over the last year or so to my broker, noting that recently we've fallen behind the leading brokerages in that regard. I hope the change will come soon for me, but right now, I don't have an ETA. It's up to my broker to implement this change, per ARMLS rules, as I can't be a rogue agent, doing my own thing.
Good luck in your home search. In a couple of months, hopefully you'll remember that bookmark again...I'll be more than happy to help you out.
thank you for all of your answers. for now, i will just continue to use the remax.com map search capability (which is pretty useful i.m.o.) for rentals that are listed on the mls, and rentalhouses.com for rental houses that are not on the mls. Hopefully by mid-June, my roomate and I will be living in a decent north Phoenix house.
And to Steve, i have no idea how i stumbled upon your website months ago, but i have it bookmarked and i visit it fairly regularly. I think i used the link on your site to first search the MLS before i did that on any other site. (now i do use remax's map search, but i wouldnt have known about that in the first place if i hadnt stumbled across your site..)
So, long story short, keep up the good work.
Tim
http://www.theprescottmls.com has new listing search if you are interested in the Prescott Area.
Many sites have that feature, most agents that have any internet skills can set you up to get new listings from them instantly. But there are so many different MLS's out there that its hard to say if your area has that capability. I can get you in contact with agents in Phoenix that could set you up if you like. Go to my website nad click Realtor partners in AZ the n Phoenix if you want too. Also a company called justlisted.com promotes that service I am sure the local agent there is willing to set you up also.
you can go to REALTOR.com OR to a real estate company website that has the mls in it. I have a generic mls search at http://www.encompassrealty.com but new MLS search feature will be up later next month
Your best bet is to let a REALTOR set up a custom search for you. I know...not what you want to hear, but there aren't any IDX based feeds that allow you to search MLS and sort it by days on market. I can create that kind of search within MLS, and then provide you 2 options: 1) send an email to you every time something new comes up. 2) Create a web gateway, where you can view and manage all of the new listings.
In both cases, however, what we see won't be sorted by days on market. The best I can do, is simply limit the results to "just added" or Days on Market < XXX.
For the Phoenix MLS, the Days on market field is considered a REALTOR only search criteria, so it's hidden from the public. I''m meeting with some folks about the new MLS that we will be getting later this year, and I'll be sure to inquire whether this type of search will be possible on agent websites in the future. Honestly, I doubt it will be, but I'll inquire anyway.
My blog also allows you to search residential rentals in MLS, but like I said, it won't allow you to sort by days on market. I'll be glad to set up that custom search, if you'd like.
Tim - If you are interested in forwarding your email address to me I will be happy to set you up with a personal webpage based on your criteria of your search, such as neighborhood, square footage, price, pool, no pool, parking or perhaps zip code. This personal webpage will be available to you to search through the most current homes on the market and keep it updated with the MLS. There is no obligation to you. Feel free to email me at CRobinson@HSmove.com and I will set that up for you. It's super great and convenient to be able to check out all the homes that are most current and new that just came on the market. Look forward to hearing from you, Candace

One of the best ways I know to do that Tim is to have a real estate agent who is a member of the local MLS set you up on a client gateway to monitor the area(s) you are interested in. You can have it set up by providing the agent with all of the important features you desire in a home. This system will store all the homes on your very own personal MLS website. It will also notify you when new listings come on the market as well as when any homes that match your criteria are reduced in price or have status changes such as from active to pending, pending to sold, back on the market, temporarily off market, ......etc.
If you area interested, I would gladly set you up on the client gateway with no obligation and free of charge. To do so, just visit my website below and sign up. I use this gateway system myself to monitor all of my personal areas of interest.
The real estate book will say "just added"
