I am having trouble finding good comparables for a log home/cabin I am buying (per the appraiser who is helping me). Was told I could try to research myself to find comparison propertys. I cant find SOLD propertys, need some direction. Called local Realtors but they tried to sell me their services and I am not interested so they wont help me...
Thank you for the input guys. The appraiser is looking w/me, however said I could try to research too to speed things up. It is a private party sale so I dont have a realitor helping, the one's I did call wanted me to hire them... Thought maybe there was a public website I could look on.... Your right I know, it's the appraisers job, just was hoping to speed it up w/help.

There is no central database for the State of Missouri and Realtor.com and the other National real estate websites from the major companies, do not put "sold" homes on their websites (too many homes on the market to keep the solds ones on as well). You have 2 real options, one is to keep manual track of the local county tax database (and I can't tell you how quickly that database is updated or if it's set up to have the general population access it). The other is to talk to a local realtor and get their help from their multi-list system and obviously you haven't had much luck there. Your appraiser however, has or should have, access to the MLS for the area and to the county tax base. He or She should be able to get that info for you - that's what you are paying him for.

You may be able to find sold information in the county records. Go to google.com and type in the county name and "assessor". You should be prepared with a list of addresses that surround the home you want to buy. If the information is posted on the county website, there is usually no way to do a search based on how many bedrooms and bathrooms a home has nor on what homes sold for. Your local Realtor is your best bet and would have the most reliable information. Just like an appraiser, a Realtor needs to get paid for their knowledge. Realtors pay dues for access to the information your are looking for, so perhaps you can hire a Realtor based on a flat fee or a per hour rate? Your appraiser should have the same or similar access to homes that have sold, so why are you personally having to find the comparables?
