I am considering residing with vinyl in Rehoboth, MA. It's an older home, 1952 with original cedar shakes.

How would vinyl affect resale value compared with wood siding? Do you see any trends of people looking for vinyl in relation to low maintenance?

In my personal opinion vinyl siding is trash. Your original wood shakes will dry rot and the siding nails will not hold in high winds. Pick up a rock with your lawn mower or toss a ball with your,children,and damage the siding; you'll never match it. The sun fades it so even if you have saved some from the original install, it will not match. The other thing I dislike about vinyl is the "chimney,effect" in case of fire. Not as bad as with aluminum siding but still a factor. The fire burns the dry rotted wood like kindling and races up the side of the house sometimes blocking escape through windows. If you can possibly afford to replace your original shakes with shingles or clapboard the value or your home should INCREASE! Go with wood! This is New England after all........

Like everything else in Real Estate and shopping in general, it comes down to personal preference. If you live in south Rehoboth, closer to the water, vinyl isn't a bad idea as it holds up to the elements better. In 20 years, low cost siding might look better than high end shingles.

Hi Cathy,

I understand they make vinyl shakes that look just like shingles. I've seen it and was fooled. Market data tells me that in your area, having any type of maintenence free siding is a great sellilng feature. Many buyers love vinyl because of the insulation qualities as well.

We work with many many buyers and see that 80% love vinyl siding and 20% do not. So if you look at the numbers, if you vinyl side you will appeal to 80% of the buying market.

I have vinyl on my house and it looks beautiful. it's low maintenance which mean i dont have to repaint it every X amount of years. i went through a company i found on quincyvinylsiding.com and they did a perfect job

Vinyl siding is horrible! It devalues a property and the surrounding neighborhood the minute it is applied. I live in Quincy. It seems as though 80% of the properties in Quincy are covered in vinyl siding. It's awful! Sure, it's utilitarian on a multi-family property, but even those properties end up looking horrible. The vinyl siding ends up dirty with broken corner posts and graffiti. I beg of you if it's not too late; do not apply vinyl siding to your property! Whew, I feel better. Take care, Jon

Some people don't like vinyl. Having said that, residing in New England will payback over 90% of the cost according to the 2007 cost vs value report by Remodeling Magazine (see the link). You might appeal to more buyers by residing with cedar shakes and replacing the trim with maintenance free PVC. Another alternative is cement board siding by companies such as James Hardie. Hardie has a great looking product that resembles stained shingles.
