As Cameron stated there may be a negative value on the cabin if it is viewed as a tear down structure and not livable, Electric and sewer would add as these are improvements to the property. An outhouse would not qualify as an improvement but always comes in handy!! Road in paved? dirt? width? etc. all are looked at.
You need to have someone do an on site inspection.

Lori,

The appraiser would first look for comparables situations that have recently sold. Failing that they will appraise the land based on recent comparables and then more than likely add a depreciated construction cost for the cabin, but since this cabin is so old, you may not see any value added at all. I hope that helps.
