Sorry Roswell, I don't buy it. In order to see basic information on a home you REQUIRE a phone number and ask questions about financing. Give me a break! You also have for sale by owners that have been listed with a broker for more then a year. Obviously your web site keeps any listing posted forever or until the owner specifically removes it. As a result, you web site is out of date. As far as foreclosures, perhaps you are ignorant of the fact that a bank will NOT deal with a buyer, only through an agent. As a result, your foreclosure listings are worthless. A buyer still needs an agent so what good is your web site? I stick by my original comment. Maybe you should try another gimmick to get people who want a mortgage. Sorry, I don't much care for your business model. If that's the way you do business I wouldn't want a mortgage from you. You can sign me as calling it as I see it.

Sal, I train Realtors nationwide and try everything before I recommend it out to other Realtors. There is only one lead generating service (other than getting out there and knocking on doors!!!!!) that has integrity and honesty and is not a bottomless pit....I have been with for almost 10 years...since their inception. I love these people. Try them out...tell them Gail Gladstone.sent you!

Zillow - good lead generating website? I must admit, I've been on the internet longer then just about everyone (close to 30 years starting with a 300 baud modem and green screen) and I've never heard of zillow referred to as a lead generator in any way, shape of form. It seems Gail has something that works for her, but Gail is also very active right here on Trulia and active with NYSAR. Networking goes a long way in this business.

Hey Sal....I coach Realtors nationwide and in order to give the proper response to this question, I have tried everything on the market for a minimum of 6 months each, and most of them for a year.

Hands down, is the most beneficial, honest, well planned lead generating site out there.

The leads go out to have the opportunity to submit a proposal to the prospective client who then chooses from the proposals with whom they wish to meet.

Create a strong proposal and be sure to "personalize" it with each response you give. I do a ton of business from Homegain every year and the more you do, the less the referral fee is.

Again, your observations are mistaken & without merit.

1. No information of any kind is required to see basic info on a home. If you want more free information, the site also requests information.

2. This site started as a "For Sale By Owner" (FSBO) site with lenders helping to bring buyers, sellers & real estate agents together. Some owners add their homes to the website & remove them when they are ready. Other FSBO homes are added daily once they list their homes across the country.

3. Sir, the foreclosures on this site are owned by the banks & for sale by real estate agents with new properties uploaded daily as they become available.

4. Our site has real estate agents who help buyers purchase foreclosures, short sales or any other home of their choice.

5. This business model does NOT have other advertising flashing around the screen. It is hosted by a licensed mortgage professional.

6. One person’s marketing may be another’s “gimmick”.

I don't know of another site that brings together only bank-owned properties, short sales & FSBO’s under the umbrella on one website, without any advertising flashing at you. It’s obvious that this site is not for you, and that is fine with me, sir.

I see you changed your profile that had a zip code from NJ. You are now a home seller in Katonah, NY. I am sure you are using a real estate agent to sell your home. Good luck with your sale.

Hi Sal,

I get quite a few direct inquiries (clients) via Active Rain...and referrals from agents I've networked with there. I have yet to hear of a pay system that really works.....but I'm always open to new ideas.

@ Patrick....I think you're right that the Thumbs Up are out of control here....but anyone can give those, not just the questioner. The questioner can only give the "Best Answer", I just gave a Thumbs Up to you. :)

Hi David,

I can understand your concern of spammers - we are concerned as well as I describe below.

Sorry that you didn't find helpful to you, but there are 1,000's of others who have found it very helpful to them. pulls in all the foreclosures & short sales listed in your area onto this searchable site, and does not include the “regular listing” which allows buyers to focus on solely on foreclosures and short sales.

Anyone, including you, David, may search & look for homes without registering. It's when you want more details about a home, which includes the contact information of the sellers, that your are required to register, but not for the reasons you assume. We have been victims of the spammers as well

Let me help shed some light on why we require registration to the site that might in the end, make sense to you...

You are correct in that there are many spammers out there & I can assure, that we are NOT in that category. is a national site with a local presence in most of the markets in the US. There are spammers out there who plundered through with their spamming robot operations.

To keep this from reoccurring, or at least make in harder for the spammers to get into the site using Internet Robots, we changed our voluntary registration system which allowed buyers to be alerted of new homes that came on the market that met their criteria, to which they can opt out of at anytime, plus allowed them to save homes to their "Favorites" folder within We now require registration with the "type in the squiggly text" feature to eliminate the spammers & issue the user name & password to the buyer.

I hope you can now see why we have this the registration process.

Don't bother to go to the homesbylender web site. What a joke! People can't even look at homes without registering. Give me a break. Some people try and be a bit too polite on this site sometimes. Roswell should bo bury his head in the sand. He thinks his site is a good lead generator for a real estate agent? I think he's just a spammer here on trulia.
