excellent point, Cheryl! thank you - Charity, my answer was in response to the deed (which is your "ownership" for lack of a better word). ALSO check with the mortgage company, you can probably just change your name with them - again, as long as it's the same social security number.
SO the short area is, consult the professional in each field to get professional and accurate answers - lawyers regarding deed and mortgage company/customer service regarding name on mortgage.

I don't think you can change the name on the loan unless you refinance, however you can change the name on the deed.

Good question - there has likely been a hesitation to answer your question since it is more of a legal question than a Realtor question.
If you guys already have a Realtor, you should ask is they have a law firm affiliated that could help you with that answer. If you do not yet have a Realtor, I would be happy to talk with you more and if you decided to work with me, let you talk with our company's lawyers.
And the short answer is, the mortgage company will ulitmately identify you by SS# ...
