You could also stop making any repairs and sell to an investor. That way they can handle anything that needs to be fixed. Keep in mind that most investors need to purchase property between 60-80% of the after repaired value of the home in order to make a profit. If you are willing to do this you may be able to sell your home faster.

Although it is not mandatory for an agent to communicate feedback to the listing agent, it is considered common courtesy to do so. Providing feedback gives the seller a good understanding of how buyers are receiving the property, price, condition, etc. Typically, agents try their best to provide that feedback as often as possible knowing that they too would appreciate the same courtesy with their future listings. Here is a quick update as of 12/14/12 for Homes in the 19971 (Rehoboth Beach/Dewey) Zip Code. Although the averages are down for single family homes overall that is a little misleading as many homes in the luxury market have skewed the numbers. Homes and condos that are turn key are selling with multiple offers and are not staying on the market long. As you can see, the condo market is vastly improved with lender guidelines becoming easier to navigate. Hope this helps!

If a property is selling for under $300,000 one block from the beach, it is most likely a land lease situation. Many of the properties in Rehoboth by the Sea (near Dewey Beach) are land lease properties. The owner of the lease has notified the real estate community that they will not renew the lease; they may consider an offer to purchase the land under which the house sits. Currently, most of the leases have anywhere from 12 to 15 years left on the lease, and it is difficult to even get a mortgage on these properties.... more
