As others stated, work closely with your loan officer and provide everything requested promptly. History of steady employment without major gaps should be favorable, whether you're a contract or full-time employee. Hopefully you obtained a credit check backed pre-approval, but be aware that any past credit issues could impact your mortgage commitment. Manage your spending carefully, pay all bills on time, and don't apply for any new credit cards, car loans, etc.... more
My finance office handles USDA direct loans in the area. Do you have a specific property you are considering?
Here is some information on USDA direct: The USDA Direct loan is the harder of the two to qualify for. Applicants must have an income under 80 percent of the median for the area, or under 50 percent for very low income applicants. The applicant must currently have insufficient housing and be able make the monthly mortgage payments, including taxes and insurance with the loan. Applicants must also be U.S. citizens or qualified aliens. Homes purchased using the USDA loan must be in designated rural areas, those with a population under 10,000. It is my understanding that all of Sussex county is elligible.
