While I understand your statement there are good reasons to buy in an area that has an HOA. They can help keep the neighborhood nice and help your home value. There are many homes for sale in Mead school district, the question is what schools you would like your child(ren) to attend, there are 2 Highschools, 2 Middle schools and 8 Elementry schools. I researched them all for my own childrens sake before buying in Mead as well. let me know what school(s) and I can break it down to the neighborhoods for you.

I pretty much agree with what has been said by everybody already. Decide if you want the house & see if you & the seller can come to a price agreement. Your real estate agent should be able to show you in very specific terms what the house is worth directly so you can make a decision. the appraiser may be right or wrong about the value. It is only an opinion.

There is not much that can be done by a homeowner to control of alter their overall property value, but remember that it is only a factor when they sell... so even though it may be lower now, it only has an effect on return when they sell, and it is unsure at best where the market may be in 1, 5 or 10 years from now.... more
