If you are already working with a lender, they will typically have a list of contractors that they have worked with in the past. From my understanding, I think it's personal preference. I would look more into it, but I think it depends on how big of a fence you want. Probably means it's under contract. Our MLS in Northern Colorado has two different options -- one is "Active/Backup" -- meaning the listing is technically "active" but there is a contract on it, and seller is accepting backup offers. Or there is "Pending" which just means it's under contract. Probably not accepting backups and probably further along in the escrow process. Many agents here will start out as "Active/Backup" , but then change it to Pending after they've been through inspection & appraisal contingencies.... more
