If your basement has windows especially for egrass purposes it would be a better deal for you to add an additional bedroom & 1/2bath. However, always be reminded way you are finishing this room. Is it for you or are you going to be moving in few years.
A wet bar may be good for a single person or even a couple without kids depending or the size of the house. But you will always come out ahead with an additional bedroom or spare room that you can double as an entertainment area without any permanent fixtures in the room.

Yes, absolutely. Many nice NE equestrian farms are now at about 50% off. Aiken & Ocala prices are also WAY down. The Southern Pines market is holding at prices that are not realistic. If we take a 50% hit up here we cannot afford a decent farm down there. I've been watching the farm market in SP & Vass w/reasonable proximity to the foundation for about 3 years. Many of these properties have been on the market (some on & off) for the entire time with only minor price drops. We started 3 years ago at $1.25M (used to be worth more like $1.4M) but thought we were already taking into account the crashing re market. Over the years we are now in the high 7's and finally getting legitimate offers. One we are getting close enough on that we are inclined to accept. The final would be just over $725k (the current standard 50% off). All the the properties on the foundation in the $1M +/- need to re-assess. For God's sakes, even Middleburg prices are WAY down. We are beginning to look in VA and Aiken thinking that SP/Vass is simply not going to "play ball" with the new realities. I am not leaving a 30+ acre turn-key equestrian farm with a multi-Olympic rider a mile away and a wonderful 4k+ sf house for a hunt box on 6 acres that is 3 miles from the foundation or move to Aberdeen! I suspect that these in the $1.2M range need to be closer to $800k, as we are in NE, to begin to sell, certainly to us. Still hoping as SP is part of my history and where I'd like my children to grow up but...... more

I can certainly understand why the Buyer may be interested in getting this information, but it does only have marginal value. Many Buyers that are trying to find a deal want to get as much information as possible to take into consideration as part of their negotiations. However, as Share pointed out, this information might backfire on them if it is a short sale. Even if the property is listed for more than what they owe on the property, the Seller might be willing to drop the price netting them a negative amount at the closing, if they really want to sell. Of course, not all Sellers (few in fact) are able to do this, but it still is a possibility.
This is just an example of how having too much information might hurt more than help. I wouldn't suggest to any of my clients that they should use this as a negotiating tool. They should make an offer in the amount that they feel comfortable offering the property that they are interested in and if the Seller needs to get more out of the sale, they will most likely come back with a counter offer.... more

Pros:
1.Can be a great negotiating tool. If someone is clearly priced above the market. The their party appraisal report will allow you to show the seller and their agent that the offer you made was not based on what you wanted to pay but was fair for the neighborhood.
2.Buy paying for the report upfront, you are sending a message to the seller that you are very serious about buying their home.
3.If the property is very unique, an appraiser can give you a better idea of the value of the amenities that may or may not be there.
4.Pease of mind. Sometimes no matter what we tell our clients they don't trust us about the true value of the home. It's better to get another professional's opinion than to ask a buddy or family member.
Cons:
1.Spending the money up front with the risk that your offer will not be accepted.
2.The timeline: By the time you get the report back, the home might be sold to someone else.
3.Can also be a waste of money when your agent should be able to provide you with the same comps the appraiser will use to justify the price.
4.When the value of the property is very clear (i.e.. there was two model match homes that sold within the past 90 days that justifies the sales price).... more
