Hello Ldnyc. Try talking to neighbors, checking out crime statistics with the local police department, etc. A licensee cannot comment on the "desirability" of a particular neighborhood and/or development, nor the demographics.
The best advice I could give you is to drive around and get a feel for yourself.

Unfortunately, in Suffolk County it can take months for the deed to be recorded, so the County Clerks office will be of no help to you. You may want to ask the neighbors if they know. The other thing you could do is check with the original listing agent. It might cost you something, but probably less then a full commission.... more

One of the biggest myths in foreclosures is "getting a deal on a preforeclosure". Most houses are not even for sale while most other owners owe more than the house is worth in todays market and unfortanately if in a preforeclsoure situation, there is not enough time for them to complete a short sale.
One of the most important things when buying a home is to have a willing seller, with most preforeclsoures, the homeowners are being forced from their homes, they have tried everything to save their home to no avail or have all but given up. East Hampton and Southhampton will always have a significant portion of sellers who really aren't SERIOUS sellers. For years many owners of second homes have played the "If you can get me" game! It goes like tis: "If you can get me X for my house I will sell it and buy another." It worked for many over the past 15 or so years but the game is over for now. You could set a price on any house and in time, the market would come to it.
We still have a large percentage of our inventory priced unrealistically. The owners Don't NEED to sell. Maybe they rent, maybe they use it. I would love it if we could convince all of them that their value would actually INCREASE if they would alll take their homes OFF the market, thereby reducing out inventory by about half.... more
As for the actual written approval, it depends, there really are no set standards--however, do ask your agent and or attorney to stay in contact with all parties, in order to ensure the letter doesn't get lost in the shuffle.
The seller's attorney will draw up the contract, and send copies to your attorney-- the closing will depend on the bank and the attorneys involved --your attorney will best advise you regarding your closing date; the closing can take place within a week or two--yes, you will get the keys at closing once all the paperwork is signed over, unless otherwise stipulated in your contract.... more
