My only guess is that come Realtors will do anything possible not to share a commission.
My philosophy is that I work for the seller, not me. It is my obligation and duty to do all things possible to get as much exposure and many offers as possible, giving the seller the advantage to receive better offers on their property.

East Hampton and Southhampton will always have a significant portion of sellers who really aren't SERIOUS sellers. For years many owners of second homes have played the "If you can get me" game! It goes like tis: "If you can get me X for my house I will sell it and buy another." It worked for many over the past 15 or so years but the game is over for now. You could set a price on any house and in time, the market would come to it.
We still have a large percentage of our inventory priced unrealistically. The owners Don't NEED to sell. Maybe they rent, maybe they use it. I would love it if we could convince all of them that their value would actually INCREASE if they would alll take their homes OFF the market, thereby reducing out inventory by about half.... more
