My attitude is that if you live in South Texas below San Antonio - you had better have flood insurance. My reasoning for this is that there is no insurance company that covers rising water even if it is from sewage. Flood insurance is not that expensive and will come in mighty handy in case of that once in 100 year flood that can happen any time, Your insurance company can tell you if your house is in a flood area as well.... more
Interview some agents. Explain up front that you require feedback and that they will be responsive. I have a 24 hour call back rule. Any call should be returned within 24 hours but preferably as soon as possible.
There is no set time for finding a home. It depends on what you are looking for, whether you are willing to make some compromises and what the market conditions are in your area.
Some people are lucky and find a home immediately. In my area, unfortunately, this is not the case. It can take awhile. We are dealing with a lack of inventory and multiple offer situations.
