It depends on the neighborhood and association you are buying into. If you buy into a town home or condo association you should expect to pay HOA fees anywhere between $100 or $600 per month depending on the community, age of the property and amenities. If it is a very new project you should expect to pay higher HOA fees in addition to possible Mello Roos taxes. It's very wise to investigate the community and management company before you buy.
For example, I would ask, "Are there any anticipated special assessments coming up that aren't covered in my regular HOA payment?"
Having an experienced Realtor working on your behalf is very important. In addition, a cooperative HOA management company should be able to answer questions about fees and possible special assessments before you buy.
