I personally would get the hell out of WA and try TX. Our wages are higher and yes traffic sucks but it's doable with much more to pick from. My sister and law left for the Seattle with her hubby and the both work for $15-$25 an hour to rent an A frame home. I bought ours by Denton for $135 in 2012 and it's worth $185 now (watch out for that and property tax shock, sales and property tax is how we make our money instead of legalizing MJ).
Crime is fairly low, probably because we have a ton of cops and people are actually allowed to excerise their first amendment and second amendment rights without reprisal. One secret I will offer you is this, I had money to buy but most first time homebuyers want to live in $200k or lower even though wages are fairly high here. If you can stay away from the debt that this nation wants you to buy into, we have many desirable communities that were built so fast that they ended up in USDA eligible areas! That means while your credit score must be a little stronger, you don't have to put money down!!! The only drawback is it must be eligible on the usda map, you can search for it online AND unlike mortgage insurance where eventually you have enough equity that you no longer pay it, USDA requires you pay that fee for life. So I waste $41 and change for life but for a 3.25% loan that IS transferable to the next owner, that's right - why the hell not take that route? Also check your county for any programs they may offer first time buyers and get the MCC mortgage credit certificate, don't bother with points - I can see realtors slamming me now. That MCC will cost you a little on your payments up front but will take IMMEDIATE taxes off of your return, NOT A DEDUCTION BUT A REDUCTION OF TAX OWED! That's why if you go through the tax questions you'll find it at the end and says its uncommon. Seems difficult up front I know, but if you plan to be there 5-10 years it will pay for itself many times over.
